IREN Stock After Q1 FY27 Earnings: AI Cloud Revenue Nearly Triples as Bitcoin Miners Pivot to AI

IREN reported fiscal Q1 2027 results on November 5, 2026: AI cloud revenue jumped 182% in a quarter to about $200 million, while bitcoin mining revenue fell to $28 million. IREN is the clearest example of the bitcoin miner to AI pivot now reshaping the industry. Here are the numbers, why miners are switching to AI and HPC, and what it costs to retrofit a mine for AI.

What happened? IREN reported Q1 FY27 (the September 2026 quarter) on November 5, 2026. Total revenue rose 66% from the prior quarter to $228 million, beating estimates of about $221 million.

AI cloud: about $200 million, up 182% quarter on quarter ($135M of AI cloud services plus $65M of lease revenue), at an 86% gross margin before depreciation.

Bitcoin mining: revenue fell to $28 million from $67 million as IREN moved power to AI.

The catch: the loss per share of $0.66 missed estimates of $0.48, and IREN moved its $4 billion ARR target from year-end 2026 to January 31, 2027, possibly February.

Why miners pivot: hashprice was about $33 per PH/s per day in early November 2026, near breakeven for many miners, while AI leases can pay roughly $1.2 to $2.4 million per MW a year.

After the quarter IREN expanded its contract with an unnamed frontier AI lab and signed a five-year deal worth about $22 million a year per IT megawatt, with customer prepayments covering about 90% of the related GPU spending. That prepayment structure matters: it means the customer funds most of the hardware.

IREN Stock: Reaction and What to Watch

Benzinga reported that IREN shares rose after the release on the revenue beat, but the backdrop was rough: on November 5 a tech sell-off wiped about $2.5 trillion off US stocks, with AI cloud names such as CoreWeave and Nebius down 10% to 15% on fears that the midterm results could slow data center construction.

Three things to watch:

  • The $4 billion ARR target. IREN now expects it by January 31, 2027 rather than year-end 2026, and said it could slip to the end of February, citing a customer-requested design change and supplier timing.
  • Funding. GPUs are expensive. Prepayments covering 90% of GPU capex on the new deal reduce that risk; earlier contracts may not be as generous.
  • Execution. Energising, cooling and fitting out new halls on time is now the whole story. Investors are punishing delays across the sector.

Why Bitcoin Miners Are Pivoting to AI and HPC

Bitcoin miners own the scarcest thing in AI: energised power with a grid connection. After the 2024 halving, mining income per unit of hashrate (hashprice) fell to about $29 per PH/s per day in Q1 2026, a five-year low, and Luxor's Hashrate Index put it at $32.86 on November 2, 2026, near breakeven for many operators. AI tenants pay far more for the same megawatts.

  • Lease economics: long AI and HPC leases signed in 2025 and 2026 pay roughly $1.2 to $2.4 million per MW of IT load a year, by one industry analysis.
  • Deal volume: Bernstein counts about 7 GW contracted by miners to hyperscalers, neoclouds and chipmakers across 19 deals, worth more than $135 billion; CoinShares counted $70 billion of contracts by the end of Q1 2026.
  • Big examples: TeraWulf's 20-year lease of its Hawesville, Kentucky campus (about 401 MW) to Anthropic, worth about $19 billion; Hut 8's 15-year, 245 MW lease at River Bend; Core Scientific selling about $175 million of bitcoin to fund AI expansion.
  • Valuation: CoinShares says miners with AI contracts trade at 12.3 times enterprise value to earnings versus 5.9 times for pure miners.

The risk is concentration: a handful of AI customers can renegotiate faster than a miner can switch back to bitcoin. We cover the conversion itself in bitcoin mine to AI data center conversion.

What It Costs to Retrofit a Bitcoin Mine for AI

Energised power is the head start, not the finish line. Mining halls tolerate dust, heat and a single power feed; AI tenants need none of that. Our AI Build Configurator has a dedicated Bitcoin Miner Retrofit profile. Its default inputs (US national cost baseline, Canadian dollars, before accelerators):

Bitcoin miner retrofit vs new neocloud hall (C$ million per MW of IT load)
Line itemMiner retrofitNew neocloud hall
Shell and core7.0010.50
Electrical and mechanical fit-out2.864.90
Land0.000.12
Utility interconnection0.100.40
Network0.660.87
Direct-to-chip liquid cooling3.683.68
Total before GPUs~14.3~20.5

The saving comes from land, the substation and an existing shell. The retrofit profile assumes a hosting model (the tenant brings the GPUs) at a default of C$175 per kW of IT load per month, about C$2.1 million per MW a year, in line with the lease range above. Pick your province or state in the free demo, choose Bitcoin Miner Retrofit, and the configurator recalculates the build cost, power bill and payback.

Frequently Asked Questions: IREN Stock and the Bitcoin Miner AI Pivot

1. When did IREN report Q1 FY27 earnings?

IREN reported its fiscal first-quarter 2027 results, for the quarter ended September 30, 2026, on November 5, 2026.

2. How much AI cloud revenue did IREN report?

IREN reported about $200 million of AI cloud revenue in Q1 FY27, up about 182% from the prior quarter, made up of $135 million of AI cloud services revenue and $65 million of AI cloud lease revenue. Total revenue was $228 million.

3. Why did IREN delay its $4 billion ARR target?

IREN moved its target of more than $4 billion in annualised run-rate revenue from the end of 2026 to January 31, 2027, and said it could extend to the end of February, citing a customer-requested design change and supplier timing.

4. Is IREN still a bitcoin miner?

IREN still mines bitcoin, but mining is now a small part of the business. Mining revenue fell to $28 million in Q1 FY27 from $67 million, while AI cloud revenue reached about $200 million.

5. Why are bitcoin miners pivoting to AI and HPC?

Miners already own energised power and grid connections, which AI companies need. With hashprice near $33 per PH/s per day in November 2026, close to breakeven for many miners, AI and HPC leases paying roughly $1.2 to $2.4 million per MW a year are far more profitable.

6. How much does it cost to convert a bitcoin mine to an AI data center?

The Strategic Crypto Reserve AI Build Configurator uses default inputs of about C$14.3 million per MW of IT load for a bitcoin miner retrofit with direct-to-chip liquid cooling, before GPUs, versus about C$20.5 million for a new neocloud hall. Actual costs depend on location; the free demo calculates them for any province or state.
