The configurator builds construction cost from seven lines. Here they are for a 50 MW powered shell with direct-to-chip liquid cooling in Texas:
| Line item | Total | Per MW | Share |
|---|---|---|---|
| Shell and core | US$319.1M | US$6.4M | 57% |
| Mechanical and electrical fit-out | US$38.3M | US$0.8M | 7% |
| Cooling plant | US$114.9M | US$2.3M | 21% |
| Network and fibre | US$12.8M | US$0.3M | 2% |
| Land | US$10.6M | US$0.2M | 2% |
| Utility contribution | US$17.7M | US$0.4M | 3% |
| Soft costs (design, permits, PM) 9% | US$46.2M | US$0.9M | 8% |
| Total construction cost | US$559.7M | US$11.2M | 100% |
The shell and core dominate. Liquid cooling is the second-largest line for any AI-ready build, which is why the cooling choice matters so much (see our data center cooling cost calculator). Land and the utility contribution are not scaled by the local construction factor, because they are priced by the local market and the utility, not by labour and materials.
