| Build type | Build cost per MW | Build + grid | Best fit |
|---|---|---|---|
| Hyperscale AI Factory | US$23.3M | 38 months | Hyperscalers and AI labs owning the full stack |
| Neocloud / GPU-as-a-Service | US$14.1M | 20 months | GPU cloud operators selling compute hours |
| Powered Shell / Lease the Megawatt | US$11.2M | 30 months | Developers leasing megawatts to tenants |
| Bitcoin Miner Retrofit | US$9.9M | 20 months | Bitcoin miners converting energised sites |
| Modular / Prefabricated | US$12.1M | 11 months | Fast, phased capacity up to 50 MW |
| Edge / Micro Deployment | US$20.7M | 8 months | Low-latency inference near users |
| Hybrid Mining + AI | US$6.1M | 16 months | Miners adding AI while still hashing |
Higher-density, owner-operated builds cost more per MW because they need heavier structure, more power distribution and liquid cooling. The edge build costs a lot per MW only because it is small: fixed costs spread over less load.
